Positioned within the Boundary Estate Conservation Area, this three-bedroom house forms part of a Grade II-listed Victorian Courthouse in Shoreditch. Subject to an immaculate renovation by Yard Architects, it comprises a set of contemporary living spaces that employ a tactile material palette to establish a textured but minimalist aesthetic. The building’s history accounts for its voluminous internal spaces, which have a sense of grandeur. Crowning the apartment is a private rooftop garden, which overlooks the leafy canopies of Shoreditch Churchyard. Haggerston Park and Regents Canal are within easy walking distance, with the cultural hubs of Redchurch Street, Columbia Road and Shoreditch High Street on the doorstep.

History

Formally opened in 1900, The Boundary Estate is now a designated conservation area. The estate pushed the boundaries of large scale residential design at the time. Care was taken to lend visual interest at every turn with each block having a slightly different design with varied shapes of gables, and facades and intricate brickwork.   The estate is made up of of these assorted tenement blocks radiating from the central circus crowned by an unexpected bandstand.  Each blocks bears the name of a location along the River Thames. The estate was completed as a self contained district thanks to the plans inclusion of a wash house, shops, a school and plenty of workshops. It was arguably the first social housing project in the world and sought to set a new bar for the level of sophistication and ornamentation for future development.
