Preparing your home for photography

We want your home to gain as much attention as possible when it launches on our website, so capturing it at its best is crucial. This guide will take you through tried-and-tested advice, helping you to make the spaces in your home as attractive to our buyers as possible.

Please have your home ready when the photographer arrives so they can start the shoot straight away. There is no need to lay the table – we like homes to look their best whilst remaining natural.

Spring clean. Declutter as much as you can, keep surfaces clear and remove personal objects (that are easy to rearrange) or anything that may date the images (such as Christmas trees). For example, pet paraphernalia, birthday cards on a kitchen table, and children's toys are often extremely visually distracting. We want to keep prospective buyers' attention on the architectural qualities of the house instead.

Similarly, move your TV and any cables/wiring if possible. As a general rule, we try to avoid technology in photos wherever we can. If moving a TV is impossible, potted plants or flowers in front of screens can be an excellent distraction.

Clean your windows – the photographs will be of a much better quality if the windows are clean and can allow plenty of direct sunshine in.

Please use white or plain bedsheets on the beds where possible, so that bedrooms look bright and fresh. It's also a good idea to remove any colourful cushions/bedsheets from children's rooms.

Homes with a dash of greenery always look better. Consider preparing your space with flowers or some indoor plants to add a hint of nature and texture. They look particularly good against a minimal colour palette, such as in a white bathroom.

Tidy up the garden. Mow the lawn, clean any paving stones or decking, and arrange some potted plants around the borders if they're in need of livening up. Outdoor space can be a deciding factor for buyers, so make it look as good as possible.

The same goes for front gardens and any space you may have in front of the house. While the interior is the key, it's important the house presents well from the offset. If possible, move all cars away from the front of the building to allow for clear exterior shots.
